Woodstock can help with your move. Whether you are a first time buyer seeking to raise a deposit, or you would like help selling your existing property, we have a number of ways to assist you in fulfilling your dreams of buying a new home.

Smoothmove

If you have a property to sell and you would like to buy one of our homes, we can help. 

With Smoothmove you can provisionally reserve your new Woodstock Homes property whilst we help you manage the sale of your old home. We will work with your Estate Agent to iron out any glitches in your ‘chain’ and use our marketing and negotiating skills to value and sell your property quickly.

We will pay your Estate Agent fees* and keep in contact with them for you, saving you both money and time.

Once you have a buyer, you will be able to formally reserve your new home. We will keep in touch with and help all buyers in your ‘chain’ to sort out any difficulties. We will be there to help you, all the way through to when you legally complete and move into your new home.

* Woodstock will only pay your Estate Agency fees if you actually purchase a Woodstock Home

Part Exchange

Woodstock Homes may be able to offer to buy your property*, removing the stress of selling your current home.

Part Exchange is your route to a smooth, uncomplicated sale. By taking care of your Estate Agent’s fees, Woodstock Homes not only save you time and money, but there are no lengthy chains to worry about either.

If you are keen to get going with your move but do not have the time to sell your current home, Part Exchange could be the answer. If your current property meets our criteria, we will make you an offer, based on two independent valuations from local Estate Agents**. If you agree to the price we offer, we will take care of the survey and complete the transaction as quickly as possible. Once you accept our offer you have officially reserved your new Woodstock home!

*Part exchange is subject to availability. To find out if your existing property qualifies for Part Exchange, speak to the Salesperson responsible for the development . Let them know where your current home is and approximately how much it is worth (your existing property should be no more than 70% of the value of the new Woodstock home you want to buy). If it qualifies, you can go ahead and provisionally reserve your new home there and then.

** To make sure we offer you a fair price, we will arrange for at least two independent Estate Agents to value your existing home on our behalf. They will assess its selling price, not its asking price. A Woodstock Homes representative may also want to visit your home before making you an offer.

Furniture or Landscape Voucher

At Woodstock we appreciate that moving home can be an expensive experience.

Therefore, subject to availability, we may offer you a voucher to help get you started in transforming your new house into your home.

Help to Buy

Help to Buy is a government scheme designed to help first time buyers with the cost of their deposit on a new build home.

With Help to Buy, the Government lends you up to 20% of the cost of your new home, so you can apply for a 75% mortgage with as little as a 5% deposit up front. The loan is interest-free for the first five years of owning your home.

The current Help to Buy scheme was launched April 2021 and will run until March 2023. It is for first time buyers of  newly built properties only, occupied as a sole residence, with a value of up to £349,000 in the South West.
